Should You Repair or Replace Your Concrete
Not all damaged concrete needs complete replacement. Minor cracks, surface spalling, and small sections of damage can often be repaired at a fraction of the cost of tearing out and replacing the entire slab. The key is catching problems early before they spread and cause structural issues.
We'll give you an honest assessment of whether repair or replacement makes more sense for your situation. Small hairline cracks and cosmetic damage usually qualify for repair. Large cracks wider than a quarter inch, multiple cracks in different areas, significant settling or heaving, and widespread surface deterioration typically mean replacement is the better long-term investment.
Common Concrete Issues We Fix
Great Falls concrete faces unique challenges from our freeze-thaw cycles, expansive clay soils, and temperature swings. Here are the most common problems we see and repair:
- Cracks caused by settling, tree roots, or improper installation
- Spalling and surface flaking from freeze-thaw damage
- Sunken or settled sections creating trip hazards
- Heaved concrete pushed up by frost or expansive soil
- Crumbling edges and corners from water damage
- Scaling and pitting from deicing chemicals
- Separation between concrete sections
- Water pooling due to improper slope or settling
Many of these problems start small but get worse every year. Water seeps into cracks, freezes, and expands, making cracks larger. Settled sections collect water that damages the base and causes more settling. Addressing issues promptly prevents them from escalating into major problems.
How We Repair Damaged Concrete
Our repair approach depends on the type and extent of damage. For cracks, we clean them thoroughly, apply a bonding agent, and fill them with specialized concrete crack filler or epoxy that bonds to the existing concrete. Surface repairs use concrete resurfacing products that create a new, durable layer over damaged surfaces.
For sunken slabs, we can sometimes use mudjacking or polyurethane foam injection to lift the concrete back to its original level. This works well for driveways, sidewalks, and patio sections that have settled but are otherwise in good condition. When sections are too damaged to save, we remove and replace just those areas, matching the existing concrete as closely as possible.
When Full Replacement Is the Right Choice
Sometimes the most cost-effective solution is removing old concrete and starting fresh. If your driveway or patio has widespread damage, multiple repairs, or underlying base problems, replacement gives you a clean slate and decades more life. We handle complete demolition, removal, proper base preparation, and new concrete installation.
Replacement also gives you the opportunity to upgrade to decorative or stamped concrete, improve drainage, or change the layout of your existing concrete. We can work with your vision to create something better than what you had before. Contact us for a free evaluation of your damaged concrete.
